James Prendamano is the CEO for Casandra Properties, Staten Island’s premier real estate firm. For over 20 years, with his trademark enthusiasm, creativity, and leadership James has shepherded the completion of transformative projects, including major initiatives reshaping Staten Island’s commercial real estate landscape.
Today, James is the exclusive leasing agent, marketing representative and development consultant for Empire Outlets (EO), New York City's only retail outlet. He was instrumental in ushering this immense project through New York City’s Uniform Land Use Review Process. Some of the bigger deals he's inked at EO include Nike Factory Store, Nordstrom Rack and H&M to Staten Island’s north shore.
James served as the developer’s representative and consultant in the acquisition and planned development of URBY, Staten Island. The parcel, a former U.S. Navy Homeport site, was held by the New York Economic Development Corporation. James sold it for the city. He was instrumental in the planning, approvals, and leasing of URBY, which is the island’s largest mixed-use project.
Over his career, James has closed countless residential units, mixed use buildings, retail and office leases. His expertise in project planning / design, large scale acquisition, ULURP approval consultation and retail leasing is unmatched.
His consulting clients include the biggest developers on the island, and his is the only name people use when recommending a strategic development partner.
Under his leadership, Casandra Properties, has grown from a small boutique firm to a household name.
James’ clients include Goldman Sachs, BFC Partners, and IronState Developers. Some of his recently brokered deals include Gap, Banana Republic, Brooks Brothers, Walgreens, and Starbucks.
In both 2016 & 2017, James was named one of Staten Island’s 50 most influential people by “City & State”. Casandra Properties was named one of New York City’s top 10 boutique real estate firms by the “Commercial Observer” and won the “Top 31 Business Award” in 2017 by the Staten Island Economic Development Corporation.
James serves on the board of Staten Island Chamber of Commerce; as a cabinet member for the Staten Island Economic Development Corporation, and is a member of the International Council of Shopping Centers and various Real Estate Associations. He serves as on the board of directors CFLC (Central Family Life Center). James is also a recipient of the Staten Island Economic Development Corporation’s 20 under 40 Leadership Award.
